This time I'm building a home addition with a JADU as an owner builder for only $200,000
Hey everyone! Here's what it takes to pass the forms inspection when building a two-story home addition with a JADU. I spent $4,000 on the concrete and $46,000 on labor to frame the entire building. My strategy is to purchase all the materials myself, which means spending a lot of time at Home Depot. I pay the contractors only for their labor. This approach is different, but it has worked for me in the past, and I'm using it again on a larger scale.

thanks hekk~ btw, you say at the beginning you spent 4,150 on the foundation, but at the end you mention 20k for the form~ the math isn't adding up either on your final budget slide where there's about 4k of the 28k unaccounted for - if you ever get time would you drop the full breakdown in the comments?
I contacted your designer, Natalie, last week through Instagram and no response yet. Is she still in business?
Maybe cheaper up-front but you’re paying for an additional utility service in perpetuity. In Michigan, each utility meter is $8.50 /month just to have the connection. $2000 over 20 years and that doesn’t include any other fixed charges. Will be layout dependent of course, but more utility service isn’t always the answer. Additionally, you have solar PV shown - add more of that and energy storage and maybe it could be cheaper to keep the ADU off-grid. Just need some behavior and expectation adjustment - electricity is no longer an endless buffet!

Most likely there is no water barrier under the concrete floor and Red Guard could also be used there prior to flooring to keep moisture from the ground out.
Hardest part is sewage and drainage , water , gas. Mainly for detached garages
And the most expensive, after the rough construction the next step is like remodeling a room 😄

Such a great Video Hektor, hoping i can do something similar.
Another way is to install a larger than the minimum requirement solar system for the ADU. The ADU then can be completely off grid with the larger system. The the added cost may be $5-10K depend on the size of the ADU minus the cost of running a line form main panel to ADU. Then you can charge the tenant $150/month for electricity. You'll break even in a few years and after that it's free money

Do think that given enough time YOU could have framed the foundation? I’m assuming also that when you say framed it you mean including adding the rebar and the hold down? Or do you just mean the wood framing for the concrete?

You mean your 145 thousand if you built it today (2024) you just barely got in before things went sky-high. Beautiful build.
In today's market I would build it some where In between $65k - $75k plus pans and city fees. Labor and materials are through the roof
How are you splitting utilities for your tenants? Or do you have separate meters? Like a separate water meter? That could be very costly.
For a JADU I don't need individual meters. Im going to increase the rent by $100 to cover all the utilities. $2,400 a year in addition fees will be enough to cover the cost.
FYI, it is possible to skip the HERS rater step altogether if you check certain boxes. You would likely have to make some design changes, but it's possible. However, I don't think a HERS rater is very expensive for them to certify a small ADU, so it may not be worth it.
No you cannot skip the HERS test. The city inspector won't sign off on the final.
@@HektorCastillo Let me clarify. I'm saying you can satisfy HERS requirements without using a HERS rater. HERS compliance offers a "Prescriptive" approach whereby if you hit every spec necessary for a prescriptive approach you are then HERS compliant. I did it on my addition. However, this method does not apply to every build. I was able to design my build so that the prescriptive method could be used.
